Site selection and master planning decisions made before the first foundation is poured have a significant impact on a project's long-term cost and optionality. ICPE draws on decades of experience and hundreds of greenfield and brownfield projects to help clients ask the right questions early: evaluating site conditions, utility access, permitting constraints, and future expansion potential before capital is committed. Getting this phase right doesn't just avoid costly surprises during construction; it sets the foundation for everything that follows.

Interconnection is usually the deciding constraint and the last one anybody checks. Available capacity, the cost of the utility upgrade, and the queue time to get it can turn the cheapest parcel into the most expensive project, so the utility question gets asked before the land is under contract rather than after.

That same forward-looking approach extends to planning for multiphase buildouts. ICPE designs site layouts and infrastructure so that each phase of a project stands on its own, fully functional and independently operable, while still accommodating future growth. This means Phase 2, 3, or beyond can be added without demolishing, retrofitting, or disrupting what was already built in Phase 1, saving owners from the compounding costs and operational downtime that come with reactive, unplanned expansion.
